Job list for repairs and renovations to Property number 3
Now that we have the keys to property number 3, we have been able to get in and have a good look and there is some excellent news regarding the damp that was mentioned on the home report. We had provisionally arranged to hire a dehumidifier to help dry the property out, but when we managed to have a good look at the property, we found the damp and holes in the plaster in the kitchen had been caused by a burst pipe during the time the home was unoccupied in the winter.
The suspected damp in that bathroom was due to a mixture of condensation caused by the extractor fan not working and also water leaking from a faulty seal at the bottom of the shower glass. These were all inexpensive things to fix, which was great since we thought we might of had to install a chemical damp proof course instead.
We have now managed to create a list of all the jobs we need our team from Local Carpentry to do in order to get the property ready for rental:
Kitchen
- Remove old kitchen – save sink and cooker for reuse
- Cut out and patch up hole in wall.
- Fit new kitchen based on Ikea design

- Remove TV bracket

- Skirting boards and architrave – white gloss
- Wood around window frame – white gloss

- Built in cupboard – white gloss
Bedroom Room
- Emulsion – white Ceilings

Hallway

- Fill in forced entry scars on woodwork
- Fit new Yale lock
- Fit new door handle
- Paint Door and frame
Shower Room
- Remove tiles from back wall of shower
- Fix hole in wall behind gaffer tape – using special plaster board required
- Re tile using black 15cm x15cm tiles
- Clean up existing grout using mildew remover
- Grout tiles
- Replace lino flooring
- Remove peeling wall paper above tiles and on ceiling
- Replace with lining paper
- Check door fits OK
- Walls and Ceiling – white emulsion
- Skirting boards and architrave – white gloss
- Radiator – white gloss paint
- Replace Extractor Fan
- Fix seal at bottom of shower
